Use a registered contractor
Construction works may only be carried out by contractors registered with the Construction Industry Authority (the CIA, which replaced the CIDB). Contractors are graded by financial and technical capacity and may not take contracts above their grade limit. Small jobs below Rs 1 million by micro-contractors are the main exemption.

Get the permit before the first shovel
Building, extending, renovating or demolishing generally requires a Building and Land Use Permit (BLUP) from your Municipal or District Council. Plans must respect setbacks: about 0.9 m from neighbouring boundaries in most areas, more along the coast, plus road reserves.
Our practice: we do not start work without a valid BLUP, and we help you prepare drawings and documents for the application.

Ten-year responsibility for structure
Builders and architects remain responsible for ten years after completion if the building fails, in whole or in part, through defective construction or unsuitable ground. This is the decennial liability, and it applies whatever the contract says.
Our practice: we build to last beyond that decade. Proper foundations, reinforced concrete and tested materials are where we never cut cost.
Morcellement Act 1990 · Planning and Development Act 2004
Subdividing land properly
Dividing land into plots for sale or building needs a morcellement permit from the Ministry of Housing and Land Use Planning, with roads, drainage and utilities built to its technical guidelines. Buying a plot in an approved morcellement protects your title and access.
Our practice: we have built morcellement infrastructure (Mont Mascal) and villas on approved morcellements such as Le Marghery.

A safe site is a well-run site
Employers must protect workers and the public: safe scaffolding and excavations, protective equipment, safe use of machinery and a properly managed site. Accidents delay projects and can expose owners to risk.
Our practice: our founder is trained in fire engineering, and safety planning is part of every site setup.

Transparent pricing and proper invoices
VAT-registered businesses must issue VAT invoices. Dealing with a registered company gives you a clear paper trail for bank loans, insurance and resale, and recourse if anything goes wrong.

Non-Citizens (Property Restriction) Act 1975 · EDB schemesBuilding or buying as a non-citizen
Non-citizens can generally acquire residential property only through approved routes: the Property Development Scheme (PDS), the older IRS/RES schemes, Smart City projects, or apartments in buildings of at least ground plus two floors (G+2). Each purchase needs prior approval through the Economic Development Board and goes through a notary. We have built villas under the RES scheme (Villas Frangipane) and work with promoters on these projects.
